TRACT I: 252 acres North center line Porcupine creek in S ½ 29-3-10 Jewell Co. Kansas
The farm is located on 30 road 1 ½ miles South of Highway 36..
There are 236 acres of broke ground, 6.7 acres buffer and 16 acres of pasture. Possession of the broke ground will be after 2018 wheat harvest, possession of pasture will be upon closing. The buffer payment is $69.89 per acre and runs through 9-30-20. Purchaser will receive 2018 and future years buffer payment. Purchaser will receive 1/3 landlord share of the 2018 wheat crop, purchaser will pay 1/3 share of fertilizer and other expense on wheat.
TRACT II: 5 acres South center line Porcupine creek in S ½ 29-3-10 Jewell Co. Kansas. There are 2 acres of alfalfa and 2 acres of buffer, the buffer payment is $69.89 per acre and runs through 9-30-200. Purchaser will receive 2018 and future years buffer payment. Possession will be upon closing.
TRACT III: 71 acres Southwest of center line Porcupine creek in S ½ 29-3-10 Jewell Co. Kansas.
There are 71 acres with 8 acres of alfalfa and the balance grass & trees. Possession will be upon closing.
Terms: 10% of purchase price as down payment day of auction, the balance will be due upon closing on or before December 31, 2017. Down payment will be escrowed with Darrell Miller Law Office, escrow fees will be split 50/50 between seller & purchaser. Title insurance will be used, the cost will be split 50/50 between seller & purchaser.
Taxes: Seller will pay 2017 taxes, Purchaser will pay 2018 taxes. 2016 taxes on the total farm was $4,047.58.
