Auction will be held in the Community Center on the South side of the square in Jewell, Kansas.

The farm is located 6 miles West of Jewell to 130 road then North 1 mile.
163.14 acres farm ground. 57.49 acres crop land, 105.65 pasture with 2 ponds & 1 hydrant. The bases are wheat 27.14 acres with 47 bu yield, grain sorghum 12.58 acres with 102 bu yield, soybeans 1.63 acres with 33 bu yield, for a total base acres of 41.35.

The farm is located on E & 140 roads. 4 miles west of Jewell to 150 road then South 3 miles to E road the ½ mile West.
154.96 acres farm ground. 113.02 acres crop land, 41.94 grass & trees with good hunting. The bases are wheat 53.37 acres with 47 bu yield, grain sorghum 24.74 acres with 102 bu yield, beans 3.20 acres with 33 bu yield, for a total base acres of 81.31.

Possession on both tracts will be upon closing on or before December 31, 2024. Seller will pay 2024 taxes.
Terms on both tracts will be 10% of purchase price as down payment. The balance will be due upon closing on or before December 31, 2024. Down payment will be escrowed with NCK TITLE LLC. Title insurance will be use; the cost will be split 50/50 between seller and purchaser. Escrow fees will be split 50/50 between seller & purchaser.
