Auction will be held at the Aurora Knights of Columbus in Aurora, KS.
TRACT I; SW ¼ 1-7-2 Cloud Co. Kansas
The farm is located 2 miles east of Aurora, KS, on Jade Road then 1 mile North on 230th Road on a gravel road. There are 161.82 farmland acres, with 161.82 crop acres. The bases are wheat 88.48 acres with 36 bu yield; grain sorghum 25.90 acres with 75 bu yield; soybeans 44.30 acres with 35 bu. yield for a total base acres of 158.68. There is an 8-tower pivot.
Taxes: 2024 taxes will be paid by seller. 2024 taxes were $2,676.00.
TRACT II: E ½ SE ¼ & 26 acres in E ½ NE ¼ 24-7-2 Cloud Co. Kansas
The farm is located 3 miles east of Aurora, KS, on Jade Road then 1½ miles South on 240th Road. There are 105.65 farmland acres, with 76.70 crop acres, 28.95 acres CRP paying $76.02 per acre, expiring in September, 2027. The purchaser agrees to continue with the CRP contract. The bases are wheat 3.46 acres with 36 bu yield, grain sorghum 1.01 acres with 75 bu yield; soybeans 1.73 acres with 35 bu yield, for a total base acres of 6.20.
Taxes: 2024 taxes will be paid by seller. 2024 taxes were $1,543.86.
Possession: Possession will be upon closing on or before April 1, 2025
Terms: 10% of purchase price as down payment day of auction. The balance will be paid upon closing on or before April 1, 2025.
Down payment will be escrowed with Security First Title. Escrow fees will be split 50/50 between seller and purchaser. Title insurance will be used. The cost will be split 50/50 between seller and purchaser.
