The farm is located 2 miles East of Mankato on Highway 36, North 2 miles on 190 road, East 1 mile on R road then ½ mile North on 200 road. There are 159.62 farmland acres, with 148.92 cropland, remaining acres are grass, waterway & creek. The bases are wheat 46.44 acres with 33 bu. yield; grain sorghum 48.27 acres with 91 bu.yield; soybeans 49.29 acres with 39 bu. yield for a total base acres of 144.00.
Taxes: 2025 Taxes were $2,733.42. Seller paid 2025 taxes, Purchaser will pay 2026 taxes.
Possession: The farm is cash leased for 2026. The purchaser will receive the cash rent for 2026. The total lease is $12,678.00, $6587.33 is paid on July 1, 2026, $6587.33 is paid on December 1, 2026. Possession will be March 1, 2027.
Terms: 10% of the purchase price will be paid day of auction, the balance will be due on closing on or before June 30, 2026.
