The farm is located on the corner 120th Drive & 55 Ave.; There are 155.07 farmland acres. The bases are wheat 111.35 acres w/42 bu yield, grain sorghum 32.90 acres w/81 bu yield, beans 2.49 acres w/23 bu yield for a total base acres of 146.74. 2023 taxes were $2,194.82. Seller will pay 2024 taxes. Purchaser will pay 2025 taxes.
Tract II; W ½ SW ¼ 32-7-11 Osborne Co. Kansas,
The farm lays next to Tract I. There are 79.36 farmland acres. The bases are wheat 58.55 acres with 42 bu yield, grain sorghum 17.30 acres with 81 bu yield, beans 1.31 acres with 23 bu yield for a total base acres of 77.16 acres. 2023 taxes were $1,191.82. Seller will pay 2024 taxes. Purchaser will pay 2025 taxes.
Possession: Possession will be after covered crop is harvested December 31, 2024.
Terms: 10% of purchase price as down payment day of auction. The balance will be due upon closing on or before October 15, 2024.
Down payment will be escrowed with NCK Title LLC. Escrow fees will be split 50/50 between seller and purchaser. Title insurance will be used. The cost will be split 50/50 between seller and purchaser.
