 Auction will be held in the K of C Club in Tipton, Kansas.

 

SE ¼ SE1/4 8-8-10 Mitchell Co., Kansas

The farm is located 2 miles North and 1 mile East of Tipton, Kansas on O road.

 There are 37.53 acres farm land and 37.53 acres crop land. The bases are wheat 22.74 acres (52 bu yield), corn 2.44 acres (85 bu yield), grain sorghum 4.38 acres (107 bu yield), and soybeans 6.94 acres (25 bu yield) for a base acres total of 36.50.

 Taxes: Seller will pay 2026 and all prior year’s taxes. Purchaser will pay all 2027 taxes. Taxes in 2025 were $644.84.

 Possession: Possession will be after bean harvest.

 Closing will be on or before October 15, 2026.

 Terms: 10% of purchase price as down payment day of auction. The balance will be paid upon closing on or before October 15, 2026.

 Down payment will be escrowed with NCK Title LLC. Title insurance will be used. The cost will be split 50/50 between seller and purchaser. Escrow fees will be split 50/50 between seller and purchaser.
