corn 28.40 acres (96 bu. yield), milo 51.30 acres (79 bu. yield) and sunflowers

of Jamestown on 40th Road and 1 ½ miles west on Sage Road. There are 77.18 farm land
acres and 66.71 acres crop land. The bases are wheat 39.20 acres (40 bu. yield),
corn 7.70 acres (96 bu. yield, milo 13.80 acres (79 bu. yield, and sunflowers
2.30 acres (1,485 bu. yield) for 63 total base acres. Taxes: Seller will pay 2026 and all prior years. Purchaser
will pay all 2027 taxes. The 2025 taxes were
$963.38. Possession: Possession will be after fall harvest, except on the
ground that was planted to wheat. Possession of the ground planted to wheat
will be the day of the auction. Closing will be on or before October 15, 2026. Terms: 10% of
purchase price as down payment day of auction. The balance will be paid upon
closing on or before October 15, 2026. Down payment will be escrowed
with Security 1st Title. Title insurance will be used. The cost will be split
